GUJARAT REAL ESTATE SHIFTS TOWARDS ASPIRATIONAL LIVING TRENDS

Q What is driving housing demand across Ahmedabad and Gujarat’s key cities?

Gujarat has always had strong economic fundamentals, but what is particularly interesting today is how these fundamentals are translating into a more mature and aspirational real estate market. At Arvind SmartSpaces, the evolution of Ahmedabad’s housing market reflects this change clearly. The city is no longer driven only by the need for housing; buyers are increasingly looking for homes that offer better planning, larger spaces, quality amenities, and a more complete lifestyle. Ahmedabad’s growth is being supported by its expanding business ecosystem, improving connectivity and the development of new employment centres. GIFT City, Gandhinagar and the Ahmedabad-Sanand corridor are creating new economic opportunities, while infrastructure-led development is opening up newer residential catchments. This is helping residential demand move beyond traditional city boundaries.

Q How do you see Gujarat’s housing preferences changing over the next three to five years?

One of the most visible changes is in buyer preferences. Over the next three to five years, demand for premium homes and well-planned plotted communities is expected to increase further. Today’s buyer is more informed and willing to invest in a home that offers privacy, open spaces, thoughtful amenities, and long-term value. In the plotted segment, the preference is also moving towards professionally developed communities rather than standalone land parcels.

Q Which emerging locations in Gujarat hold the strongest real estate growth potential?

Locations closely linked to future employment and infrastructure growth are likely to see significant potential. Sanand and Dholera, in particular, deserve attention as industrial activity and connectivity improve. The broader Ahmedabad-Gandhinagar region, including areas influenced by GIFT City, is also expected to remain an important residential growth corridor. For developers, this evolution presents an opportunity as much as a responsibility. Real estate growth cannot be looked at in isolation from the way a city is developing. The strongest opportunities will come from understanding where jobs are being created, how infrastructure is evolving and, most importantly, how people want to live in the future. Gujarat has the economic strength to sustain this growth. The next phase will be about creating communities that are not just well located, but genuinely add value to the way people live.
