Q With Gujarat attracting major investments in manufacturing and infrastructure, what new opportunities do you see emerging for construction and real estate companies in the state?
The manufacturing push — semiconductors, renewables, auto — creates demand for industrial builds at a scale and speed Gujarat hasn’t handled before. The opportunity isn’t just volume; it’s for contractors who can deliver EPC-grade industrial projects with MNC governance standards. That favours firms with depth in plant, labour resourcing and quality systems over those competing purely on rate.
Q Which emerging corridors or locations in Gujarat do you believe will become important real estate markets over the next few years?
The Ahmedabad-Gandhinagar-GIFT City axis will keep consolidating as the commercial spine. Beyond that, the Dholera SIR corridor and the industrial belt along the Ahmedabad Rajkot and DMIC influence zones are where I would place bets. Infrastructure is arriving ahead of demand, which is when the real value gets created. These corridors could see stronger residential, logistics, warehousing and commercial activity as connectivity improves and manufacturing investments begin to translate into sustained employment and housing demand
Q What are the biggest challenges Gujarat’s construction industry needs to address to support the state’s next phase of urban growth?
Three things: skilled labour availability, which is now the binding constraint on scale; consistency of quality and safety standards across the industry, not just at the top; and the gap between infrastructure timelines and private construction readiness. Solving labour and skilling is the one that unlocks everything else. The industry also needs stronger training systems, better coordination between public agencies and developers, and greater adoption of technology to improve productivity, safety and project delivery.
Q Hi-Tech Projects has grown into one of Gujarat’s leading contractors with an ‘AA’ Special Category-I classification and clients like Adani, Reliance and Torrent. What’s driving the next phase of the company’s growth?
Scale with discipline. We’re building bidding capacity to compete for the large industrial and infrastructure mandates Gujarat’s investment wave is creating, while institutionalising the systems — labour resourcing, plant governance, quality — that let us deliver them without slippage. Our clients don’t just buy construction; they buy certainty of delivery. The next phase is about carrying that certainty to a bigger order book and a wider footprint, without diluting the standards that got us here.
