India's airport-building spree is turning quiet villages and peripheral suburbs into some of the country's most active property markets. As the Ministry of Civil Aviation counts roughly 163 operational airports with a stated goal of 350 by 2047, land and housing values around new terminals are moving faster than in almost any other segment of real estate. Here are ten locations where the effect is most visible, based on data from consultancies, proptech platforms and local industry bodies.
Noida International Airport, Jewar (Uttar Pradesh): Inaugurated in March 2026 at a cost of Rs. 11,200 crore, this is billed as India's largest airport project. A Square Yards report titled "Runway to Realty" found that apartment prices along the Yamuna Expressway corridor nearly tripled between 2020 and 2025, while plot values rose roughly 1.5 times, with some micro-markets climbing fivefold. Colliers and other consultancies project a further 20 to 30 percent rise through 2027, though Knight Frank India's research team has cautioned that much of the recent movement is sentiment-driven rather than backed by end-user demand.
Navi Mumbai International Airport, Panvel: Commercial operations began in December 2025 under the Adani Group, following a Rs. 16,700 crore first phase. JLL data shows Navi Mumbai's average prices rising about 27 percent over five years, with airport-adjacent pockets such as Ulwe and Panvel appreciating faster. Current rates across Ulwe, Panvel and Kharghar range between roughly Rs. 11,000 and Rs. 16,600 per square foot.
Mopa International Airport, North Goa: Operational since January 2023, Mopa now handles over 4.6 million passengers annually. A 360 Realtors study found properties near the airport, then averaging Rs. 6,700 per square foot, could appreciate nearly 28 percent within a year of full operations, with the wider North Goa and Konkan belt seeing annual gains of 27 to 30 percent.
Bhogapuram International Airport, Andhra Pradesh: Developed by the GMR Group with flight operations slated for July 2026, Bhogapuram triggered land price increases of 20 to 30 percent across Denkada, Natavalasa and the Bheemili belt after a successful validation flight in January. Average prices in the corridor currently sit between Rs. 1,500 and Rs. 3,000 per square foot, well below neighbouring Visakhapatnam.
Dholera International Airport, Gujarat: Still under construction and expected to be completed by late 2026, Dholera is designed to handle around 20 million passengers annually by 2040 as part of the Delhi-Mumbai Industrial Corridor. Property prices in the Dholera Special Investment Region currently start near Rs. 8,000 per square foot, reflecting its positioning as a planned logistics and business hub rather than an organic residential market.
Hisar (Maharaja Agrasen) International Airport, Haryana: This under-construction project, spread over 7,200 acres with an investment of about Rs. 5,200 crore, is expected to influence Hisar's city periphery and the Hisar-Narnaul industrial sub-corridor. Average property prices in the impact zone are currently around Rs. 8,898 per square foot.
Rajgir Airport, Bihar: Still awaiting Union-level approval, this proposed airport is aimed primarily at Buddhist pilgrimage traffic. Anticipated impact zones include the Rajgir-Nalanda heritage belt and Gaya district periphery, where prices currently range from about Rs. 1,500 to Rs. 6,864 per square foot.
Kota Greenfield Airport, Rajasthan: Planned for phased development through 2026-27 on roughly 466 acres, the project is expected to affect Kota's city periphery and the Bundi district border, where average prices currently range from Rs. 2,500 to Rs. 4,202 per square foot.
Shri Jagannath Airport, Puri (Odisha): Aimed at serving the roughly 12 million pilgrims who visit Puri's Jagannath Temple annually, this airport remains in the in-principle approval stage. Prices across the Puri and Bhubaneswar investment zones currently range from about Rs. 6,619 to Rs. 8,000 per square foot.
Rajkot International Airport, Hirasar (Gujarat): Operational since 2023 and serving the wider Saurashtra region, Rajkot's airport recorded a 14.6 percent rise in passenger traffic and an 84 percent jump in cargo tonnage in 2025-26, according to Airports Authority of India figures, an indicator of the economic activity now building around the terminal even before major residential price data has stabilised.
Industry voices offer a common caution alongside the optimism. Analysts at JLL and Knight Frank have repeatedly noted that airport-linked appreciation tends to be gradual and tied to actual construction milestones rather than announcements, while several reports flag that early price surges in markets such as Jewar and Bhogapuram are partly speculative. For buyers and investors, the pattern across these ten locations suggests the same sequence: land prices move first on anticipation, homebuilders and infrastructure follow once construction is visibly underway, and sustained appreciation typically arrives only after flights actually take off.
