Realty at an Inflection Point: Mumbai’s Leaders Define What Comes Next

From luxury living and commercial spaces to redevelopment, REITs and AI, the 18th Realty+ Conclave & Excellence Awards 2026 – West edition explored the shifts shaping Mumbai’s real estate future.

The 18th Realty+ West Real Estate Conclave & Excellence Awards 2026, presented by Viceroy Properties, was held on September 9, 2026, at Taj Santacruz, Mumbai, under the theme “West 2035: The Next Decade of India's Real Estate Leadership.” The conclave brought together the people, projects and brands shaping the next chapter of West Indian real estate, with conversations spanning commercial offices, luxury housing, investment, redevelopment, branding and artificial intelligence.

The event was presented by Viceroy Properties, with NiFCO (Nisus Finance), VTP Realty and Colliers as co-partners, and Vardhaman Group as the housing partner. Mindspace and Vibe Realty were the event associate partners, while Navnit Motors was the luxury automotive partner. Aurum Analytica was the technology partner and ANAROCK was the knowledge partner. PRP Group was the PR partner, ABSEE the creative partner and Kopper Flame Studio the video production partner. The supporting partners included the Builders Association of India (BAI), AREA Group, SMART, KDRA, TEAA, MERA and Real Estate Agents Association of Kandivali (REAAK), Mumbai. BW Businessworld was the business media partner, e4m was the online media partner.

Mumbai’s real estate story is changing, and the industry gathered in the city to ask a simple but consequential question: what will define its next decade?

The conclave brought together developers, investors, consultants, architects, marketers and technology leaders for a day of conversations around the forces reshaping the property market. From the future of commercial workspaces to the rise of experiential luxury, redevelopment and artificial intelligence, the discussions reflected a market that is moving well beyond the traditional real estate playbook.

The day opened with the lamp lighting ceremony, followed by the inaugural address by Dr. Annurag Batra, Editor-in-Chief & Chairman, exchange4media & BusinessWorld Media Group.

The first major conversation set the tone for the day. Titled “West 2035: Building India's Most Powerful Real Estate Economy,” the session brought together Cyrus Mody, Founder & CEO, Viceroy Properties; Gopal Sarda, Founder & CEO, Vibe Realty Private Limited; Nirav Kotary, Director, Godwitt Construction; and Rajeev Piramal, Executive Vice Chairman & Managing Director, Peninsula Land Ltd. The discussion was moderated by Gautam Saraf, Executive Managing Director, Mumbai and New Business, Cushman & Wakefield.

The discussion turned the lens towards the decade ahead, with Mumbai and the wider western market at the centre of the conversation.

Mumbai’s workplace is changing

The commercial market took centre stage next with “Mumbai Works Different: The Future of Commercial & Flexible Workspaces.” Moderated by Sanober Garda, Executive Director - Commercial Advisory and Transactions, Mumbai, Savills India, the panel brought together Abhinav Devra, Senior Director - Managed Offices, WeWork India; Arjun Shyam Sumaya, Vice President - Business Development & Leasing India, Prestige Group; Ar. Bhagyashri Hemant Varma, Founder, Noesis Service Consultant; Suranjita Gupta, Head - Design, Space Matrix; and Vikita Sheth, Executive Director - Sales, Mumbai, Table Space Technologies.

The conversation reflected how the office market is evolving as occupiers look beyond conventional workplaces, with flexibility, design, managed offices and changing employee expectations increasingly influencing commercial real estate. But if the office is changing, so is the definition of luxury at home.

Luxury moves beyond the address
The second power panel, “Beyond Branded Residences: The Rise of Experiential Living and India's New Luxury Economy,” examined the forces reshaping high-end housing.

Moderated by Rahul Phondge, COO - Residential, ANAROCK, the discussion brought together Ar. Carl Bhesania, Senior Director of Architecture, Talati and Partners LLP; Cyrus Mody, Founder & CEO, Viceroy Properties; Nazia Sharma, Director - Real Estate, Client Associates; Sonali Rajput, Group CEO & Executive Director, Samira Habitat; and Sunny Bijlani, Joint Managing Director, Supreme Universal.

The conversation moved beyond the familiar language of premium locations and expensive homes, looking instead at experience, design, branding and the changing expectations of India's affluent buyers.

After a networking lunch, the focus shifted from consumption to investment.

Investors get a new playbook
REITs, fractional ownership and alternative investment formats formed the centre of the third panel, aptly titled “The New Investment Playbook: REITs, Fractional Ownership & Alternative Real Estate Investment.”

Moderated by Vishal Srivastava, CEO, Anarock Capital, the session brought together Dr. Amit Goenka, Founder, Chairman & Managing Director, Nisus Finance Group (NiFCO); Sunil Rohokale, Promoter & Chairman, Nivara Home Finance Limited; Amar Merani, Founder & CEO, Onterra Capital; Senthil Kumar, Sr Vice President & Head of Investor Relations, Knowledge Realty Trust (KRT); and Saurabh Rathi, Managing Director & Co-Head (Real Estate), Motilal Oswal Alternates.

The panel underlined how real estate investment is expanding beyond the conventional developer-buyer relationship, with institutional structures and newer investment avenues becoming an increasingly important part of the market.

Redevelopment becomes Mumbai’s next big test
Few subjects are more closely tied to Mumbai’s future than redevelopment. The fourth power panel, “Redevelopment 2.0: Transforming Aging Cities into Future-Ready Communities,” brought that challenge into sharp focus. Moderated by Gulam Zia, International Partner & Senior Executive Director, Knight Frank India, the discussion featured Vimalendra Singh, Chief Business Officer - Residential, Mahindra Lifespace Developers Ltd.; Ashvin Iyengar, Chief - Strategy & Program Management Office, Dharavi Redevelopment Project, Adani Navbharat Developers Pvt. Ltd.; Dr. Adv. Harshul Savla, D.Litt., Developer, Best-Selling Author, World Record Holder & TEDx Speaker; and Mahesh Mudda, Vice Chairman & Managing Director | Promoter, New Consolidated Construction Co. Ltd. (NCCCL) and Sahil Mehta, Managing Director, Vardhaman Infra Construction Limited.

The conversation was not simply about replacing old buildings with new ones. It was about how ageing urban areas can be reshaped into communities that work for the next generation.

Real estate finds its voice
The afternoon also turned towards an issue often overlooked amid discussions about sales and construction: how real estate brands tell their stories.

In the Realty+ Real Talk session, “Creating The Right Narrative: Turning Real Estate Brands into Stories That Matter,” moderator Sapna Srivastava, Editor, Realty+, was joined by Kiran Bhambhani, Marketing Head - West & South Zone, Tata Realty & Infrastructure Ltd.; Amit Baid, Founder & Creative Director, A B See Brand Advisory; and Bhavik Mehta, Head - Marketing, MMR, Xanadu Realty.

The discussion examined the role of storytelling in an industry where projects can often begin to sound alike, making brand identity and communication increasingly important.

AI enters the sales conversation

The final power panel of the day brought perhaps the most contemporary question to the table: what happens when AI moves from experimentation into the everyday business of selling homes?

Titled “Beyond Automation: Using AI to Build A Smarter Real Estate Sales Engine,” the session was moderated by Sunil Mishra, CEO - Growth Businesses, Chief AI & Strategy Officer, ANAROCK, and featured Alpesh Patel, CEO & Founder, rSutra Analytics & Consulting Pvt. Ltd., Murtuza Vapiwala, Co-Founder, Lighthouse Proptech; Sumon Das, Marketing Head, Hiranandani Group; Jay Rathod, Founder & CEO, Koffeetech Communications; and Rajeeb Dash, Head - Sales & Marketing, Adani Realty.

The conversation placed AI firmly within the business side of real estate, looking at how technology could reshape sales, marketing and customer engagement rather than treating it simply as a new piece of software.

From industry conversations to industry recognition

The evening saw an exclusive conversation on “Inspiring Success Stories” featuring Sanjay Dutt, Managing Director & Chief Executive Officer, Tata Realty & Infrastructure Ltd. and Tata Housing Development Company Ltd. (TRIL), moderated by Ajay Sharma, Managing Director, Valuation & Advisory Services, Colliers India.

The evening then looked further ahead with a fireside chat titled “The Next Big Bet: What Will Define India's Most Successful Developers Over the Next 10 Years?”

Moderated by Chaitanya Seth, Partner & Consulting Leader - Real Estate, EY Parthenon, the conversation featured Shishir Baijal, International Partner, Chairman & Managing Director, Knight Frank (India) Pvt. Ltd., and Vinod Rohira, Managing Director & Chief Executive Officer, K Raheja Corp (Real Estate), bringing the day back to the question with which it began: where is Indian real estate headed, and who will be ready for what comes next?

From Mumbai’s offices and luxury residences to its ageing buildings, investment markets and technology-led salesrooms, the conclave made one thing clear. Real estate’s next chapter will not be defined by one trend alone. It will be shaped by how the industry responds to a city, a buyer and an economy that are all changing at once.

The day concluded with the ANAROCK Report Release and closing remarks, before the focus shifted to the evening's 18th Realty+ Conclave & Excellence Awards 2026 – West.
