How did 2025 turn out for Indian real estate?

The year 2025 turned out to be a notable period for Indian real estate, as both domestic and international buyers showed increased interest in homes that align with elevated lifestyle aspirations and investors continued to place strong trust in the housing sector as a lucrative asset class offering stable, long term returns. Demand for premium homes remained buoyant, supported by the government’s focus on infrastructure development across the country. Additionally, income tax relief announced in the previous budget and the RBI’s accommodative monetary policy made home loans more affordable, boosting end-user demand. GST rate rationalisation further supported the sector, acting as an added positive catalyst.

What was the single biggest inflection point for the sector in 2025?

The single biggest inflection point was the clear transition toward strong end-user–driven demand. Homebuyers became more discerning, focusing on quality construction, timely delivery, credible developers, and long-term liveability rather than short-term speculation. This shift was further supported by stable interest rates, regulatory transparency, and supportive policy measures, contributing to a more mature, resilient, and sustainable housing market.

What key shifts in homebuyer preferences stood out in 2025?

Indian homebuyers are no longer aspiring for just a home; they are seeking a complete ecosystem that enhances their standard of living and offers a holistic lifestyle. Buyers increasingly prefer homes located in well-connected micro-markets, offered at competitive prices, with strong long-term appreciation potential. Another significant shift is the growing emphasis on sustainability and wellness. Our recently launched project, Sarvam at DXP Estate on Dwarka Expressway, reflects this shift. It is a wellness centric premium development that is fully Vastu-compliant, to create a thoughtfully curated living experience.

Which real estate segment really stood out in 2025?

In 2025, the mid and premium residential segment clearly stood out. With rising disposable incomes, greater exposure to global real estate trends, and Grade A developers raising benchmarks through world-class amenities, homebuyer expectations have evolved significantly. For us, homes priced between ₹2 crore and ₹5 crore have emerged as one of the most sought-after segments. Demand in this price bracket has been exceptionally strong, while supply remains relatively limited. Gurugram, has emerged as a goldmine for this category, while Dwarka Expressway, Southern Peripheral Road, and South Gurugram (Sohna) have established a distinct identity among discerning homebuyers.

In 2026, the real estate industry should align its strategy around creating thoughtfully designed, well-connected, and sustainable developments that deliver long-term value and enhance overall quality of life for end users.
